ADU Builder in Cincinnati & Northern Kentucky
What Is an ADU?
An ADU, or accessory dwelling unit, is a secondary, self-contained living space on the same property as a main home. It typically includes its own sleeping area, bathroom, and kitchen or kitchenette, and it can be a detached backyard cottage, a garage conversion, or an attached addition.
Why Build an ADU?
• Space for family, guests, or aging parents
• Potential rental income, subject to local rules
• A private home office or studio
• Added flexibility and long-term value for your property
An accessory dwelling unit can turn the property you already own into more space for the people you love, or more flexibility for the future. Sun Builders is a design/build contractor serving Cincinnati and Northern Kentucky, guiding homeowners through every step of building an ADU, from the first idea to the finished unit.
Which Type of ADU Fits Your Property?
Not sure which fits? We’ll walk the space with you and recommend a scope to match your goals and budget.
-
A standalone backyard cottage with the most privacy.
-
Uses an existing structure, which can simplify some aspects of the project.
-
Extends your home with a connected living space.
Some ADUs can also be built using modular or shipping container construction. Ask us whether those options suit your site.
ADUs in Cincinnati & Northern Kentucky
Sun Builders is based in the Cincinnati and Northern Kentucky area. Homeowners in Ohio neighborhoods like Mt. Lookout, Oakley, Northside, Walnut Hills, and St. Bernard, and in Kentucky communities like Covington, Newport, Bellevue, and Dayton often have the backyard space, garage, or lot flexibility to consider an ADU. Because each jurisdiction handles ADUs differently, we confirm local rules before design begins.
With over a decade in the construction industry, we’re curious and confident, but always verify.

Before You Build: Zoning and Permits
ADU rules vary by city and county. Lot size, setbacks, parking, utility connections, size limits, and occupancy requirements can all affect what’s possible, and some areas may not allow ADUs at all. We help you review these requirements at the start, before you invest in design, so you know what’s realistic for your property.
How We Build Your ADU
With design/build, you bring the vision and we partner you with the design firms best qualified to bring it to life. We work parallel to the designer during document development to ensure your project is within budget and your required time frame. We then take the project through the permitting process and build with our experienced trade partners. Already have completed plans? We price and build them as your general contractor.
